Reading Oklahoma foundation cracks, and when to call an engineer

Crack width is what everyone photographs. Pattern, direction and change over a season are what actually tell you whether your house has a problem.

First, the thing that saves the most money

A free foundation inspection is a sales visit. That is not an insult, it is the business model: the inspector's employer earns by installing a product, the visit costs you nothing, and it ends with a proposal. Even a careful inspector in that position sees your house through the lens of what their company sells. An independent structural engineer has no product, produces a diagnosis and a scope, and that scope is what makes three contractor quotes comparable. In Oklahoma that matters more than usual, because there is no state license specific to foundation repair, so the engineer's license is the only formal structural credential in the room.

Patterns and what they suggest

Stair-step cracks in exterior brick
The most common Oklahoma signature. The crack follows mortar joints diagonally, usually indicating differential settlement at one part of the perimeter. Note which end is wider and whether the brick has moved out of plane.
Diagonal drywall cracks from door and window corners
Openings concentrate stress, so movement shows here first. Combined with doors that bind, this is real information rather than decorating damage.
Cracks that open in late summer and close in spring
The signature of clay shrink and swell rather than permanent settlement. Genuinely useful to observe, and a strong argument for moisture management before underpinning.
A separating porch, patio or garage slab
These are often on shallower footings than the house and move independently. A gap here does not automatically mean the house is settling.
Fine map cracking in a slab surface
Usually shrinkage from curing rather than structural movement. It matters for flooring, not for the frame.
Sudden new cracking after a felt earthquake

Symptoms beyond cracks

  • Doors and windows binding seasonally, which points at clay movement rather than a one-off failure.
  • Floors out of level, checkable with a long level or by rolling a ball. A consistent slope across a room is better evidence than a photogenic crack.
  • Gaps between the trim and the ceiling, or between the countertop and the wall.
  • Exterior gaps under the brick ledge, or soil visibly pulling away from the foundation in a dry spell, which is clay shrinking.
  • Plumbing that started behaving oddly, slow drains or unexplained water use, which can be the cause of movement rather than a consequence of it.

Free monitoring that changes the quote you accept

  1. Photograph with a scale and a date, a ruler or a coin in frame, every crack, inside and out.
  2. Pencil the ends of each crack and write the date next to the mark, so growth is obvious later.
  3. Measure width at one marked point rather than at the widest part, so readings are comparable.
  4. Repeat monthly for a full wet-to-dry cycle, which in Oklahoma is the season that matters most.
  5. Hand the record to the engineer. Evidence of rate is the most valuable thing a homeowner can bring, and it frequently turns a pier proposal into a monitoring recommendation.

You see sudden change over days rather than seasons, a wall or slab section that has dropped visibly relative to its neighbor, new cracking straight after a felt earthquake, cracking alongside a suspected plumbing leak, or any crack accompanied by a door frame going visibly out of square.
