Pier types, moisture control and what a lifetime warranty covers

Piers are the expensive answer and sometimes the right one. Here is how the methods differ, what should be tried first, and how to read the warranty that is being used to justify the price.
Moisture management comes first in clay country
In expansive clay, movement is largely a water story: roof water dumped at the wall, ground sloping toward the house, a leaking line under the slab, or a hard drought pulling moisture out of the soil under one side of the building while a shaded side stays damp. Correcting those is cheap next to underpinning and sometimes ends the problem. In Oklahoma there is an extra wrinkle, which is that consistent perimeter watering during a long dry spell is a genuine mitigation and an unglamorous one. Ask any contractor proposing piers what moisture management they considered and why they ruled it out.
The three underpinning methods
- Steel push piers
- Hydraulically driven steel sections that use the weight of the structure as the reaction to push against. They suit heavier structures and cases where competent bearing is deep, because they keep going until they meet resistance. They need enough structural load to drive against, which is why they are less suited to light additions and porches.
- Helical piers
- Steel shafts with helical plates screwed into the ground by a torque motor, where installation torque relates to capacity. Because they do not rely on the building's weight, they work for light structures, additions, porches and new construction as well as for underpinning, and capacity is measurable during installation.
- Concrete pressed pilings
- Precast concrete segments pressed into the ground in a stack. Widely used in this part of the country and usually the lower-cost option, with less control over final depth and no torque or resistance measurement, so suitability depends heavily on the soil profile below the house.
Choosing between them is a design decision driven by soil profile, depth to competent bearing, the weight of the structure and access. A contractor who installs only one method will find that method appropriate. That is human, and it is the reason to have a scope written by someone who installs nothing at all.
Pier and beam is its own conversation
- Shimming and re-leveling the existing interior supports, often a much smaller job than perimeter underpinning.
- Rotten or crushed wood supports, sills and beams, which are a carpentry and moisture problem as much as a soil one.
- Crawl space drainage and vapor control, since standing water under a house rots structure and keeps clay wet.
- Access. A tight crawl space costs more in labor hours for identical work.
- Do not accept a slab solution for a pier and beam house. If the proposal reads as if it were written for a different construction type, it probably was.
Lift versus stabilization
These are different products sold under one heading. Stabilization stops further movement. Lift attempts to recover elevation. Lift sounds better, sometimes is, and can also crack drywall, tile, brickwork and plumbing on the way up. Ask which you are buying, how much lift is expected, and in writing, who makes good the finishes that lifting damages. This is the most common source of post-job disputes in the trade.
Reading the lifetime warranty
- Transferable, or not?
- The question that matters at resale. Ask whether it transfers to a buyer, what the transfer fee is, how many transfers are permitted, and whether transfer must be notified within a set window. A non-transferable warranty is worth much less when you sell.
- Whose lifetime?
- Usually the structure's, sometimes the original purchaser's, and always contingent on the company still trading. A warranty is a promise from a business, so how long the firm has operated is part of the value of the paper.
- What is actually covered?
- Typically the specific piers installed, promising adjustment or re-driving if that installed work moves further. Rarely new movement in parts of the foundation that were never underpinned, and almost never cosmetic making good of drywall, tile, brick or landscaping.
- What voids it?
- Commonly uncorrected drainage, plumbing leaks, work by others, and failure to maintain gutters or grading. These are the conditions you will be measured against in five years, so read them now.
Ask for the full warranty document with the proposal, not after you accept it. Two similar totals can carry very different promises, and the cheaper bid sometimes carries the better paper. Get quotes on one scope.
